Property Management

Tax notices:

• Property tax (“taxe foncière”), billed in September and due October 15th every year.
• Occupancy tax (“taxe d’habitation”), unless the property is empty (no tenant or furniture on January 1st), this tax is paid by its occupant, either you or your long-term tenant. If the apartment is unoccupied the owner pays the tax. The bill is sent in October and due November 15th every year.
• Income tax (“impôt sur le revenu”) on any income deriving from activities in France, including rental income from the property and where applicable, wealth tax. Depending on the value of your assets in France an online (> 2,5 m€) or paper based declaration (between 1,3 et 2,5 m€) must be completed each year.

Utility bills:

While monthly invoices can be viewed online, electric and gas providers need access to your property for meter readings once or twice a year. A note in your building entrance/mail box informs you of the upcoming visit. After the reading, a paper invoice is sent by post to the property address.

Quarterly building charges:

Building charges are typically sent by postal mail to the address that your notary indicated to the building management company after closing. Unless explicitly set up in another manner, they are payable by check or wire transfer.

You are not obligated to attend the meeting in person, but it’s always recommended to stay in personal contact with other co-owners and make use of your building shares (“tantièmes”) so that renovation projects aren’t decided without your vote. If you’re unable to attend the meeting, you may appoint someone to represent you at the meeting.

Meetings are usually held once a year, only in French. As a homeowner, you receive an invitation with the agenda by registered mail at least 3 weeks before the meeting at the address that your notaire indicated to the building management company after closing. Or if your homeowner’s association has voted in favor of it and your building manager has adapted their working methods accordingly, notice may be sent by e-mail rather than post.

Taxi Stand:  can hail them on street, but if you wait at a taxi stand it usually doesn’t take long until one arrives.
